5 Plumbing Warning Signs to Look Out For in the Home

If your plumbing system is creeping up your water bills, it is time to watch out for the following warning signs. Each of the warning signs may present its own small or large impact on the system. Maintaining the system regularly and repairing as soon as these warning signs appear is the easiest way to create a safe environment at your property.

1. Suspicious Chemical Reactions

Copper pipes and brass valves are susceptible to chemical deposits in water and these chemicals when in direct contact with the pipes, create miniscule holes. The holes and therefore leaks are apparent when there are green residues on the outer part of the pipes. When this happens, the pipes need immediate attention from a professional plumber.

2. Deferred Maintenance and Eventual Breakdown

Plumbing systems in complex buildings require regular upkeep or maintenance. Unfortunately, many owners and property managers either postpone this task or completely ignore it in order to save money. When regular maintenance is not performed on gate valves, they freeze up. When the leak happens, the plumber will have to go a couple of valves downstream to eventually stop the leaking water. Dishwashers have solenoids and other valves that are vulnerable to this type of leak. It might also be worthwhile to investigate some of the parts of the plumbing system that have such valves. These include places that supply drinking water as well.

3. Appliance Hoses that Make or Break the System

Most refrigerators with icemakers are vulnerable to malfunction if a wrong type of hose is used. Professionals recommend using stainless steel braided hose for refrigerator’s water supply. However, some appliance manufacturers use plastic hose to cut cost. These hoses break easily even in home refrigerators that run on 40 to 50 psi. A plastic hose in a commercial building will last only a few months.

4. Pipe and Sewer Blockages

Occupants flushing solid inappropriate items down the toilet will cause overflow and blockages in plumbing system. These materials gradually build up and occupy the pipes causing even more hazardous situations. That is why urinals and toilets that don’t have enough flush and should be cleaned regularly to avoid calcium deposits inside the pipe. Luckily, it isn’t difficult to find products that are designed to clean better than ever before.

5. Low Water Pressure

If the last time you checked your pressure regulators was when the building was built, make sure to add yearly PM plans to your schedule. Also check for backflow preventers at least once a year. If you are doing the pressure gauge maintenance yourself, adjust the valve while watching the gauge. Start with low pressure and add more pressure when necessary. If DIY is not your thing, ask a professional plumber for thorough inspection and solution.

Hot water tank is another area that is vulnerable to plumbing malfunction. Keep an eye out for chalky white residue or leak from the tank. If the water is seeping out, it is time to replace the unit. If not, a regular yearly check up will save you time and money in buying a unit.
